Huntsville’s planning and design committee will be doing a site visit to investigate a proposal that would see 120 condominium units developed adjacent to the Hidden Valley Ski Club.
Huntsville mayor Claude Doughty told the Forester that the committee got a first glance at the proposal at its last meeting on Sept. 16.
“It’s the first time we’ve seen it. It’s a big development,” said Doughty. “We’re going to do a site meeting, just because of the location, the steepness of the slopes, the views and all of that, so we’ve deferred it for a site meeting,” he said.
The proposed zoning amendments would see the property go from a tourist commercial designation to multiple residential.
As well, the developer — a company called Club Leisure, according to Hidden Valley general manager Tim Oliver — is requesting a reduced setback on one side yard, and permission to build two accessory structures instead of the allowed one.
According to the drawing included in the planning committee package, the accessory buildings would be a gazebo and a cabana near the proposed swimming pool.
The drawing shows 40 units and 181 parking spaces. Huntsville senior planner Jacquie Tschekalin said the development would have three units per building, or 120 units.
Although the proposed development runs alongside a portion of the Hidden Valley ski hills, Oliver told the Forester that there is still plenty of room for the ski club to expand their trail system should usage ever require more slopes.
“If Hidden Valley ever got to the point where we were beyond our capacity, which we’re not even close to, there is still room for expansion,” he said.
